I was sent this trade and am unsure if the year gap is really enough to compensate for the rarity difference

Theoretically a 2015 rare equals 4x 2015 uncommons.
4x 2015 uncommons make 8x 2015 commons and 16x 2015 very commons.
16x 2015 very commons ae worth 8x 2014 very commons = 4x 2013 vc = 2x 2012 vc = exactly 1x 2011 very common.
Which would be fair, although rarity seems to differ so much.

Looks fair to me. A 2015 rare is worth a 2013 uncommon, or two 2013 commons, or one 2012 common. The cat is worth a 2012 common. :3

Unfair to you. The fireplaces alone are worth an '11 uncommon each.
The top adds up to a little over 1 2011 uncommon.

they may be overpaying by a little with the backgrounds. store pets are worth mid '10 rares

they are overpaying by quite a bit, I'd say maybe 2 of the uncommons '11 or '10 would be around enough.
