i heard store pets are typically worth a '10 rare (not sure if thats accurate) but is this a fair trade ? they want to give me a 2020 store pet for two of my rares, one of them being a '10 rare

No, this would be unfair. A '20/current store pet is being valued at an early '11 by most.
