I'd say this is quite fair to you. Two tier 1 advents would be around 7/8 09' rares, which is the worth of your tier 7 advent.
I'd get a second opinion on this tho ^^

Tier 1 = 3-4 2009 rares
Two tier 1 = 6-8 2009 rares
Tier 7=7-8 2009 rares
This is fair

Not particularly;
These pets usually go for fair trades. Though I do know that list pet bunnies in general don't have great demand. I personally like the spiderweb bun, but its up to you. : )

Personally, I wouldn't. ^^ Demand wise, I typically see the red cerb go for about a non (I paid about a non + a cake dog for mine). I value the liontails at around a sorbet each, so it would be quite unfair to you by those standards. Obviously, demand is user based, so it depends what you and your trading partner value the liontails as, but I personally think it is quite unfair to you. c: Plus, the 2010 store scarves are quite high in demand. Overall, I would recommend not accepting.

As the Store Pets values NEVER go down, I usually hold them in quite high regard, particular the older years, but a lot of people seem to treat them as just another very rare. I was told (in quite a rude way, in my opinion) that it is 'way unfair'. I don't feel it is, but I'm curious to know others opinions.

It was definitely "way unfair" but to you not them. I would say your baby is worth a mid-late 09 rare. Sometimes you can get more. Their side does not add up to that.
