Yes, your trade partner is overpaying by quite a bit. They are offering much older rares/uncommons for your much newer commons to rares. Some people believe in rarity over date though. Thus, if you are uncomfortable giving your three rares for their two rares, then that is up for you to decide.

Got this trade for six 2016 Easter items and a Space Event item.

I’ve been told most items are valued at an uncommon from their release year but none of the pets on their side are uncommon and most are from 2017 and not 2016. However based on their trade rules it seems like they deal in items a lot more than I do so are these items worth less for some reason?

This dress is from Halloween 2012. It is worth between an uncommon to rare from 2012. It was a token item, but it was released in a set with 3 other items. The whole set together is probably worth a rare+, while individual items are probably more-so uncommons.
Given this, I believe it is fair going off the C$ guide here. I use EagleEye's uncommon list, which says: "A 2012 uncommon I personally value at 8-9C$".
An offer of 10 C$ would then be fair.
Please get a second opinion though if you're still on the fence about it.

according to this, the cat is worth 3-4 09 rares(about half an MA). The Butterfly wolf is 6-7 09 rares (just shy of 1 MA). Therefore the butterfly wolf side would be an overpay. Feel free to get a second opinion tho!

correct, it's unfair. Using the 1:2 rule, 1 2010 rare = 2 2010 uncommon. A 2019 rare doesn't really make up for it, not to mention Malk pets have lots of demand.
