Generally, 2014 store pets are valued at 1 early 2009 rare. The crayon dog on the top is from September 2009, and it's typically valued at 2 2009 rares. This trade could be considered overpay for the store pet, but it's really up to you as you're free to value the involved pets how you'd like regardless of demand, species, other users' values, etc. Going purely by general values, it's unfair to the other side though. c:

and both go for about the same so i'd say it would be fair

From experience, I traded the same sept list rat and + for a PPS dragon cat, which I traded for a few store pets. Pretty hard to trade off.
However, this is all personal experience! Its up to you
