strictly rarity wise, unfair to the rat by about 9 mid-advents
not sure about demand since I've never had an ur rat before

The Items Guide has the full set (tinsel, lights, star tree topper, 25 baubles) listed as worth a late ‘09 rare/very rare (30-35C$). Certain parts of the guide are out of date - However I see the baubles fairly often. I personally would not accept.

Both are unfair to you, greatly. A 2017 store pet is worth a mid ‘10 rare.
