It's unfair to you. Your rat is worth 5 Mid Advents, their side is only worth about a Tier 4 Advent. Demand is up to you, and if you're willing to take that much underpay.

hmm Demand wise I think it's fair the UR Malk demand wise is worth 1 non + the extras and unless it's true datethe BEG is worth 1 non. But RARITY wise it's overpay on their side.

Rarity wise, the Malk for BEG is fair since they're on the same tier, worth 2 Sorbets each. I personally value the UR Malk and BEG at a Non each, so I'd say it's fair demand wise. But it's up to you and your partner on how you personally value them.

The UR Holly is overpaying rarity wise because it's worth 2 Sorbets + Green Toxic. If they value the BEG at a Non, then it's unfair to them by a Green Toxic.
