I don't know anything about the UR Malk's Demand or what it goes for other than the list, which would make it 100% Unfair to me by about a Green Toxic. ^^;

Even with the rat's poor demand, I'd say it's unfair to the other side.
You only have a tier 1 advent + the equivalent of 2 '09 rares on your side. Valuing your advent at 4 '09 rares, you have the worth of one mid advent on your side.
Their rat is worth 5 mid advents.

The Rat is worth more. It might be hard to trade off unless you're trading to one of the few rat collectors on CS, but if you look around you might be able to get a fair trade for it and I could definitely see you getting at least 2 mid advents for it, taking into account its demand. I'd go for it.

I often see the July Lioness being valued at a Mid Advent, and the Christmas Tree Dog is a Mid Advent. I'd say it's fair, though it depends on how you personally value it.

The other side is overpaying especially with the store pets. The '16 store pets are worth an early '10 rare each, and the griffon is worth a mid '10 rare.
Their side is worth a bit more than 2 '09 rares + a '10 rare. Your side is not equal to that, so it's unfair to the store pet side.
