I have this offer on my tier 4 advent list. I like the offered pets, and I am seeming to have a hard time trading off this rat lol, but I'm not sure if this is fair.

It's fair. Tier 4 advents are worth 5-6 '09 rares, and their side is worth 6 '09 rares.

Is this close to being fair?

A mid advent is worth 7-8 '09 rares. Currently the quantity side weighs in as 6 technically, but if you factor in the pretty good trade rate for the white feb and the fact that all of the '09s are early, it could possibly be fine. ^^ It's up to you personally whether or not to treat it as just an ordinary '09 and to add another '09. It's a pretty good trade.

Second opinion please?

This is really opinion based... It depends how you value the lioness.
I have seen it go for a mid advent a lot of times and since it is not on the list, I personally would not pay more than a mid advent for it. So that in mind, the trade was unfair to you, because the C$ already adds up to a tier 10 advent.
By rarity even more unfair as the lioness is just a simple '12 vr, technically worth a '10 rare (:

If you're looking for trade up then it's very good offer, your side is worth only about a UR apple - speckled rat tier, so much lower than the toxic ^^. It goes for fair trades, so they're overpaying a lot.
