According to here, a top tier advent is worth 100 C$, so it's completely fair rarity-wise. Demand-wise, very few people are willing to trade list pets for C$ alone, so it's up to you whether you want to stay on the list or have a lot of C$.

Demand wise no, rats have very low demand, and don't go for much, and each of these pets usually go from advent list-mid september in auctions
