Trade 1-
I know it's unfair to them rarity wise, unfortunately I'm awful at rarity math though and cannot tell you by how much exactly. Personally, I wouldn't accept because if the quantity on your side, I find it's easier to trade around, but it's not a bad trade if you're looking for a trade up.
Trade 2-
Most people value the cinnabun at a non so if that's where you value it, it would be perfectly fair. However, since the cinnabun isn't placed yet, where you value it is up to you.
