I don't think he has /horrible/ demand but you have a lot of high demand pets on your end there. I'd get a second opinion though because I'm just coming back and his demand could have changed.

Officially the store pet is worth a 2010 rare, which makes 1 bunny overpay.
However, rats have much lower demand than the store pet, so it's a matter of taste if you feel comfortable with it
