horrors list values amber pps lion it at .5ma, but I've been trying to surf through completed trades, and i've seen some people value it at 1ma? is this a fair swap or should i request a second one?

Hello! I've done a little research on this trade and wanted a second opinion to make sure my calculations with worth were correct. trades/viewtrade.php?id=111168757&userid=247513&signature=qUx5a-c6G39QuD6hBNDB_w

I was sent this trade by someone and looked up the Tan Speckled Bun on Horror's list and it seems as if the bun isn't worth 1ma anymore; it's a regular ExR. The fair trade thread also confirms that it was a regular VR when I searched and that post was from a little over a year ago, but no more recent posts were found. This user let me know they weren't sure about the trade value themselves and to edit if I saw fit. I just need to know how to edit so it's fair. Should I take off the full fox store pet set and just leave the blue one in, then add a little bit on my side to make up for the fact the bun is extremely rare? If so, how much should I add?

obviously this isn’t fair but i want to offer them something fair for JUST the VR kitty on their side possibly since i don’t mind trading some of these event pets away. roughly what would be fair for the 2016 VR cat? i don’t care if it’s slightly unfair to me, just want to make sure it’s good for them! thanks in advance!
