I'm going to say this is fair. Yes, the kitsune does have a bit more demand, but the years and the quantity of the other store pets should make up for that. It's probably good to get a second opinion, though.

As for the second one, I'm not sure on the items. But as for the pets, I'd say the Kirin has better demand than the rats so I would hold off on it. The Kirin is going for anywhere up to 2 nons right now and I think you could get higher demand pets for it than the rats.
