The first one with all the rares is technically overpay on their side. However, the pets on your side have better demand, generally speaking. If you're interested in the pets on their side and are happy with trading your pets for theirs, then go for it. If you're less interested in the pets they're offering, that's totally fair. Many people will not trade a dog for a rat; it all depends on what you like.
For the second trade, many people say that 2:1 is fair for year gaps (a 2009 rare is worth two 2010 rares, etc). When it comes to newer years, I don't personally find this particularly relevant or fair for logistical reasons about number of players and number of pets. So, on a 2:1 standpoint, this trade is significantly unfair to you. On a true rarity/value standpoint, I'd say it's still unfair to you, but less so. They'd have to add more to their side either way, or I would (PERSONALLY, if it were my trade) be comfortable trading one of the rabbits for the pets on their side.
