Demand is something only you can determine. If you value the Darkwood more than the Cobweb, then the answer is yes. But with that said, your next job is to find someone who is willing to value the Darkwood over the cobweb as well. The quicker you are able to do that, the more people agree and that is essentially demand doing that. That is the unbias way of telling you if the question you have is true or not.

Unfair to them. Two or so '16 rares should be enough to cover with maybe a few uncommon pets as wiggle room.
Note: This is said determining the Storepet as being VR. If it is R at rarity release, then it will be unfair to them moreso. Please note that because there is no rarity release this is more opinionated than factual. I didn't work with the CS$ value since the CS$ Value of the rare pets varies depending on the person and there is little to no factual information which can be given to check it up.

Unfair to them. The Cat is a '08 VR (Don't think it was extended release though don't quote me on that.)
If it was, it would still be unfair as that cat is worth both malk cats on your side plus some depending on the extended release factor. The Malk and the uncommon on their side is overpay.
