No, the unicorn is only worth a late '10 rare, so now it's unfair to them. Your side needs another late '10 rare and a '15 rare to balance it out.

That's okay, we're here to help out! It's unfair to you. Rarity wise, the first vr rat and one of the '10 rare rats is fair for their side. Demand wise is up to you and your trading partner because there isn't any average for what rats go for.

Their side needs at least an '11 uncommon. If you want to be exact, they need an '11 uncommon and a '12 uncommon.

To lay it out for you: The store unicorn = late '10 rare = 4 '10 uncommons
