I would say that's unfair because they are only giving 1 rare for 5 uncommons, 1 rare and 6 commons. I think that the rare is overpay for the uncommoms (MAYBE) and i think they should add some more rares or uncommons to their side

I would disagree, dates matter too and the rare they are offering is 4 years older than the one they want, so there needs to be something else their to fill the year gap, however, I am uncertain if what they included is enough or not. But I would say somewhat unfair to them if not fair, but get another opinion.
